E.V. Bishoff Company Operations Department Job Descriptions

Building Manager:

The Building Manager is one of the most important positions at the E.V. Bishoff Company.  Building Managers are in charge of the day to day operations of one or more buildings and communicate with all clients in each building.  This position performs a strict daily morning opening routine which includes walking the building from top to bottom, making note of what needs to be taken care of.  Building Managers work largely from a Preventative Maintenance Manual, making sure the building is maintained within or above Company standards.  This position has constant contact with clients/tenants in the building and is responsible for maintaining all common spaces and tenant spaces within company standards.  To be successful in this position, a Building Manager needs to have the skill sets to handle miscellaneous carpentry issues and small plumbing and electrical repairs as well as a working knowledge of mechanical equipment.  This individual must have a high level of common sense and a strong moral compass.  The successful Building Manager does not wait to receive Work Orders, he anticipates and knows what needs to be accomplished and sees that it is completed. 

Organizational skills are essential along with the ability to maintain lists of projects that must be completed.  The compensation for our Building Managers falls within the range $23,000 to $35,000 and includes single medical coverage and a 401(k) Plan.

HVAC Technician:

An HVAC Technician at the E.V. Bishoff Company is responsible for maintaining virtually all of the equipment in E.V. Bishoff Company buildings.  The HVAC Technician will work largely from a Preventative Maintenance Manual that outlines on a monthly basis that which must take place on each type of equipment.  Extensive knowledge of air cooled and water cooled air conditioning systems is a must, as is a  working knowledge of pumps and motors.  Since most of the properties are serviced through the use of old equipment, your understanding of how to repair and maintain old equipment is imperative. This individual will be involved in the repair of old equipment and the installation of all new equipment.  Must have the ability to engineer solutions to problems and be creative in finding the root cause of a problem is essential.  The company depends on this individual to maintain the proper comfort levels within all of our buildings.  Overall, the equipment size that the HVAC Technician will be working on is relatively small.  Five to ten ton Package units and the like are typical.  Compensation plan includes a salary in the range of $33,000 to $40,000, along with single health coverage and 401(k) plan.

Carpenter:

This individual assists with tenant alterations and special projects and complete work orders. Our carpenters are required to construct, erect, install and repair wooden and metal structures and fixtures, along with some general maintenance tasks.
