client who does not place any additional value on many of the imbedded attributes associated with office space such as outstanding views and nightly cleaning.
What the Business Class Client wants is a classic building that they can be proud of, professional management
to service the needs of his business, a discounted rental rate, and to be left alone to make money!
The Business Class Floor offers the following:
- Limited views.
- Suite cleaning and trash removal to be completed by tenant. Trash to be placed in large containers provided by Landlord.
- Landlord maintains all required cleaning in hallways and restrooms.
What is included?
- A discounted rent structure.
- New carpet and painting if required, ceiling work needed, lighting reconfiguration, demo of walls
- Use of building Conference Rooms
- Professional management that E. V. Bishoff Company has been providing for the last 30 years
What is not included?
- The construction of walls or the adding of electrical outlets. However, if desired by the tenant, this work can be done for a small fee.
- No Brokerage Fees are included
- No WiFi is included.
- Premiums for superior views and suite cleaning.
PRICING
- All monthly rents will be figured by applying a starting rent of $9.00 psf for the first year.
- All rents shall escalate by 5% per year thereafter.
- Taxes, insurance operating expenses and electric are not included in the monthly rent.
