Presto! Office Suites will offer new startups and established corporations move in ready office suites
Columbus, Ohio – Owner operated commercial real estate company E.V. Bishoff Company is unveiling a new office suite concept named Presto! Office Suites. 5 Tips for Leasing Office Space

Whether you’re an established business looking to relocate to a new building or a start up thinking of moving into your first office, entering into a lease can be a stressful endeavor. Here are a few tips to keep in mind when leasing office space.
1. Start Early
Give yourself at least nine months to complete the process and evaluate all of your options.  Many times people wait too long to find an office and are then forced into making quick decisions. This can lead  to a bad deal on a lease or a less than desirable office space.
2. Have a budget and know the price per square foot (PSF)
Know exactly what you can afford and stay within that budget. Understand that you will only need roughly 200SF-250SF per person in your office.  Be sure to ask what the price per square foot is as wll. Knowing your budget and PSF will help you make sure you have a cost effective office.

Give yourself some time

Unless your building has burnt down (or something worse) you will have time to select your office space. Give yourself at least six to nine months to determine the space for you. And while giving yourself the time you need……

Determine the location you want
Ask yourself these questions: Where do you want to be? Will my clients have easy access to park and reach my office? Can my employees get to the office easily? Do I have a location that allows my business to be taken seriously? How about entertainment around my office space? These are all questions that need to be thought of and thought of thoroughly.

The downtown Gay St. Shopping District has seen a number of new dining options open and close during the last five years. While some have closed down, the majority have succeeded. The one common denominator for those businesses that have succeeded are longer hours and extended menus to accommodate the lunch, happy hour, dinner and late night crowd. While the common denominator for the ones that closed are the opposite.

1. Location and proximity to your clients: Location is probably the most important factor you should consider while searching for your office space. This is the first thing you should determine before starting your search. If you want the vibe, action and walkability of a Downtown location then it makes no sense to waste your time looking at the suburbs. It also is important to consider whether your clients and employees are able to get to your office fairly easy. Whether you are going to provide parking for them or not they should have multiple options available. Being in close proximity to your potential clients is equally important. It may not be a major factor for an online business, but for a lobbying company or a law firm, for example, being close to their potential clients or court house would be beneficial.
