The Superior Building

The Historic Superior Building contains 22 floors, and was completed in 1922. The Superior Building currently stands as the 28th-tallest building in Cleveland. The architectural firm who designed the building was Walker & Weeks and the building's design incorporates a set of Doric columns in its base. The Superior Building was one of the earliest skyscrapers to be completed in Cleveland, however, it never stood as the tallest structure in the city; another building also completed in 1922, rose only 7 feet (2 m) taller, and thus captured the title of tallest building in Cleveland.

Located at the northwest corner of one of the most prominent intersections in Downtown Cleveland - Superior Avenue and East Ninth Street - the 22-story Superior Building at 815 Superior Avenue is in the heart of the city's financial district.

The Business Class Floor

The Business Class Floor was developed by The E. V. Bishoff Company to service the needs of the cost conscious business client who does not place any additional value on many of the embedded attributes associated with office space such as outstanding views and nightly cleaning. What the Business Class Client wants is a classic building that they can be proud of, professional management to service the needs of his business, a discounted rental rate, and to be left alone to make money!

The Business Class Floor offers the following:

  • Limited views.
  • Suite cleaning and trash removal to be completed by tenant. Trash to be placed in large containers provided by Landlord.
  • Landlord maintains all required cleaning in hallways and restrooms.

What is included?

  • A discounted rent structure.
  • New carpet and painting if required, ceiling work needed, lighting reconfiguration, demo of walls
  • Use of building Conference Rooms.
  • Professional management that E. V. Bishoff Company has been providing for the last 30 years.

What is not included?

  • The construction of walls or the adding of electrical outlets. However, if desired by the tenant, this work can be done for a small fee.
  • No Brokerage Fees are included
  • No WiFi is included.
  • Premiums for superior views and suite cleaning.

Pricing:

  • All monthly rents will be figured by applying a starting rent of $9.00 psf for the first year.
  • All rents shall escalate by 5% per year thereafter.

Superior Building Data Center

The Superior Building Data Center is a bunker which provides Meet Me rooms, call center space, printing/litigation support spaces, collocation space, data center space and cross connects in a completely neutral environment.

As a result of our elimination of the middle man, our Data Center space is leased at a discount of 30-50% when compared to our competitor's. On site hvac technicians, and local management ensure that only the highest quality data center environment is maintained.

Our Call Center space, Printing/Litigation Support and Hospital Support Space is generator supported, giving it the highest level of redundancy available anywhere.

REVENUE SPLIT PROGRAM

We are pleased to offer a newly designed Revenue Split Program. In the Revenue Split Program, the rent becomes a variable expense, taking away the risk associated with a large, fixed monthly rent and will be calculated as follows:

  • A 25% of gross income for rent, which includes the administrative fee and marketing fees.

Operating Accounts

All gross income will flow through a stand-alone account managed by the landlord. On a regular basis, all operating funds, net of the above rent, will be electronically swept to the operating account maintained and managed by tenant.

The City Club Building

The Historic City Club Building was originally built for Citizens Savings and Trust in 1903. The Building is one of the few Tiffany Buildings left in the city. It was designed by the Cleveland architectural firm of Hubbell & Benes. J. H. Wade was the Citizen’s Savings and Trust chairman in the early 1900s and commissioned many projects with Hubbell & Benes. The building has long been home to jewelers and many prominent Cleveland businessmen including investment banker William George Dietz and insurance company and brokerage firm owner Harry J. Klossen. The building originally featured a neoclassical portico with four large columns but it was later removed. Throughout the City Club Building Tiffany Glass is found built into various elements.
