Mail Delivery Issues

 

Q: Why I am experiencing mail delivery issues?
A: We understand your frustrations, but please note that our office does not hold or control mail delivery. Unfortunately, USPS may be experiencing ongoing issues. For more information on how to address these problems, please visit the USPS FAQ page here.

Q: What should I do if my mail is not delivered?
A: We encourage you to file a claim or complaint directly with USPS to resolve your mail delivery issues.

Commencement Date

 

Q: My alterations were not completed in advance of my commencement date. How do I find out the status of my lease commencement date?
A: We recognize that some tenant alterations may not be fully completed by the specified commencement date. However, if the alterations were substantially completed as intended, the lease commencement date is unchanged. However, if your alterations were not substantially completed, then you are encouraged to document this and make application to our Lease administrator for a delayed commencement date.

 

Q: What if I have concerns about minor alterations?
A: Please provide us with a detailed list of any outstanding items, and we will coordinate promptly with our contractors to address them.

 

Q: What are my options regarding the lease commencement date?
A: You can either accept the lease commencement date out lined in your lease or we can move it to the date specified in our letter. Please feel free to contact us with any questions on this matter.

Maintenance Issues and Failure to Pay Rent

 

Q: What can I do about maintenance issues in my studio?
A: While we strive to address repairs as quickly as possible, please note that there is no provision in your lease for monetary compensation due to maintenance issues. We encourage you to contact your insurance provider if you feel that your business has been harmed or interrupted.

 

Q: What if I’m behind on rent due to these issues?
A: It’s essential to bring your account current immediately to avoid late charges. If you need our assistance, feel free to contact our office to review some of our many solutions.

 

Q: I have maintenance concerns; can I withhold rent?
A: Withholding rent is not permitted under your lease agreement and may result in late fees or default.

 

Q: How can I report maintenance issues?
A: Please submit a formal maintenance request through our online portal or contact our local maintenance Expeditor.

 

Q: What should I do if I’ve already reported issues?
A: Contact our local maintenance Expeditor and Let us know the date you submitted your request so we can follow up and provide an estimated timeline for resolution.

 

Q: Can I receive a rent credit for HVAC issues?
A: Unfortunately, your lease agreement does not provide for rent credits under any circumstances. We recommend reviewing your business interruption insurance policy, as it may cover certain situations like this.
